IN8 Studios opening soon!

Excited to share that we are only weeks away from opening IN8 Studios as the final phase in our building. Let me explain why it “fits” our mission and vision, and even the meaning of the name. Since we completed construction of the building roughly 3 years ago, we had it up for lease in the additional two 1500 square foot spaces. We’ve had calls for vape shops, liquor stores, churches, used car lots, but nothing that really fit the building. We always envisioned that all tenants would be synergistic. It became increasingly obvious too over the last few years that nobody was opening “new businesses” because the economy was doing poorly and prices were increasing on everything. In fact you saw how many businesses have closed.

Then through conversation the thought arose that maybe we were going about it wrong, that instead of looking for one or two businesses that needed a full suite we could instead give entrepreneurs a springboard to start out without all the cost that many don’t have. I know I didn’t when I started out 20+ years ago! Of course back then we were able to paper over the windows and just go to work, building out everything inside ourselves which we did from top to bottom my first two clinics. Now to put in perspective, I had to pay over $12,000 for Architect building plans just to get a permit to build out these two units. No way on earth would I have been able to start out had it been like that then!

That’s why we named it IN8 Studios. Innate is that God given inborn intelligence we all have that animates us and motivates us to make things happen. So these Studios are open to entrepreneurs of various disciplines to start out on their own and make their dreams come to life. It’s what we refer to as “apartments for businesses”. Our goal is to have a large variety of businesses in our 15 available studios as opposed to say 15 salons. We’d love to have massage therapists, salons, estheticians, counselors, health providers or therapies, etc. That way there is more incentive for cross referral for everyones benefit, businesses and customers alike.

We designed the interior with this in mind, like a mall of shops with open ceiling and each studio with varied roof heights. We’re still under construction of course so this isn’t the finished product, but if you can imagine the floors will be beautiful black pearl with gold and silver swirls and white marbling. Has a very “Great Gatsby” feel to it. The entry door will have an intercom cell phone interface allowing 24 hour access. Each room has solid core wood doors with heavy duty locking handles so they’re secure when shops are “closed”. Each room is insulated on all sides and ceiling, some rooms are further insulated with plywood under the sheetrock, perfect if “quiet rooms” are necessary such as massage therapy. Two rooms like seen below have a window, the rest are interior.

The majority of the rooms are close to 100 square feet, big enough for single practitioners of just about any kind without wasted space (leading to excess cost). Each room has plumbing for a sink, wash station, or whatever works best. Wall switches are all dimmers with dimmable LED lighting that can even be color temperature changed from warm to daylight depending on preference. Each room is primed, tenants will be allowed to design and finish their interior any way they’d like so we hope to see some very creative and equally beautiful projects!

Facility has a large common room with coin laundry machines. And you’ll love the bathrooms, I’ve always felt you can tell a lot about a business by the bathrooms.
